Site Committee Process and Documents Required

The Site Committee has broad discretion in preserving the character of Solitude and its diversity of homes.  To enable an efficient review process with a 30-day turnaround, the following is a list of documents that should be provided to the Site Committee.   This is a general summary of what the SC looks for, and homeowners should refer to the CC&R document on the Solitude website for the full requirements.

1. Engineering plans that show topography, land use and positioning of structures on the property.   Keep in mind set back requirements and neighboring property Sight Lines, as defined in the CC&R’s.    Any impact on natural waterways, like the Deland Ditch and associated ditch system must be included and will be considered in the plans.

  1. Architectural building plans, to include architectural 3-d renderings.  The SC will require livable square footage and total square footage for the main house and any other buildings such as a guest house or barn. Building dimensions, height limitations, setbacks and sight line impacts, as defined within the CC&R’s, need to be included.

Note: The SC encourages ‘clustering’ the buildings on the property rather than spreading them broadly across the property, as noted in the CC&R’s.  To the extent that any trees are to be removed due to construction, they should be identified in the plans.

  1. Material use plans, including samples, as defined in the CC&R’s are needed.
  2. Landscaping plans.  The SC will focus on water features (ponds), type and positioning of fencing, impact on wildlife migration, tree removal and replacement and potential for impact on the water/ditch systems of Solitude.
    Our goal is to make the process as simple and complete as possible and that is why we ask that all of the plans be sent to the SC at one time.
