Information on Renting Your Property

Short term rentals adversely impact the residential use and enjoyment of Solitude properties and owners.  Short term rentals are prohibited.  You may rent your property for single family residential use for a term of one year or more.  Please contact the Site Committee if you have questions.

Information on recreational use of the levee

Use of the levee is solely for Solitude homeowners.  The public is not allowed to access the levee that runs along the western side of the Solitude subdivision. Click here for information on accessing the levee.

Information on topping or cutting down trees

Please remember to get Site Committee approval prior to pruning / removing trees or foliage within Solitude.   Solitude falls within Teton County’s R3 Rural zoning classification.   Teton County regulations require that any trees or foliage that fall within 30’ of a natural wetland or within 50’ of the Snake River may not be removed.   The practice of topping trees within Solitude requires Site Committee approval.

Do’s and Don’ts – See CC&Rs for details

  • Do talk to the Site Committee if you are planning any construction, exterior remodeling, additions or landscaping.
  • Don’t let your dog chase wildlife.
  • Don’t let your dog run wild or approach other owners without supervision.
  • Do slow down and be respectful of walkers, runners and cross-country skiers.
  • Don’t have trailer homes, RV’s, tents or campers in plain sight for more than two weeks.
  • Don’t put up a fence unless specifically allowed. Review the CC&Rs and talk to the Site Committee.
  • Do take down animal fencing in the summer months. The exception is mesh fencing individually and tightly installed around individual plants, shrubs and trees.
  • Don’t park on the roads. The exception is temporary parking for a function.
  • Don’t annoy your neighbor with loud noises. Construction crews should be mindful of disturbing neighbors when working late or on the weekends.
  • Do take your trash out the morning of collection and do use only locked, bear proof containers.
  • Do stay away from wildlife. Solitude owners acknowledge the risk of wild animals in the subdivision.
  • Don’t let your ditches build up with vegetation or silt. Do let ditch water flow downhill to your neighbors. Talk to the water committee about maintaining your ditches.
  • Don’t add or enlarge a pond. New or enlarged ponds within 10,000 feet of the airport are not permitted under Teton County regulations.
  • Do contact the Site or Water Committees if you would like to modify or add a water ditch.
  • Don’t adjust the water gates and water flows. Contact the Water Committee if you believe the water flow is too high or too low
  • Do pay your annual assessment on time. It takes time and effort to run down late payments.
  • Do turn off holiday lighting by 11 PM.
  • Don’t operate exterior lights which shine directly on neighboring houses or Solitude roadways. Do use “Dark Sky” compliant exterior light fixtures, fixtures which limit horizontal and vertical illumination.
  • Do volunteer to help the HOA. Your help is always welcome. There are lots of things to do with roads, weeds, water and maintenance. The Site Committee will welcome your involvement. A great way to get to know your neighbors and be involved.
